Buying a home can seem overwhelming. There are so many overlapping things happening, with so many individuals involved, and it’s easy to get lost in figuring out what comes next. This article will explain just how the process goes.
1. Get Pre-Approved
The first thing to do is to get yourself pre-approved for the home loan. This will involve filling out paperwork about your financial status. Once you get the pre-approval, you will know how much you can spend for your home purchase.
2. Getting Your Ideas Together
Early in the process, start looking. It is better if you start looking already knowing what it is that you actually want.
3. Find Your Perfect Home
So, you’ve found your dream home. The right home could be the very first one you see or the eighteenth.
4. Offer
Before you make an offer, put some appropriately serious thought behind it. Learn what houses in that area have sold for. Make the seller a fair offer — too little and you could insult them, too high and you could be stuck paying a higher price than you should. Generally speaking, when you make an offer, you will need to put up a small percentage of the asking price in earnest money. The offer will cover terms of the transaction in addition to price, such as being subject to inspection, needed repairs, and your desired date of closing.
5. Acceptance
In most cases after some negotiation, you and the seller will reach agreement on all the details of the transaction.
6. Review of Title
A title review, in most states, is normally done by a real estate attorney who examines the title, or ownership records, and gives an opinion as to whether the seller’s ownership is clear and satisfies the terms of the contract of sale. In some states this is done without an attorney but in most cases there is a requirement for a title search.
7. Inspection
An independent inspection of the home is important. A professional inspection can reveal problems large and small, from a furnace problem to unsound structure. If the inspection does find problems, you just discuss and negotiate repairs.
8. Getting the Appraisal
An appraisal offers a professional estimate of the home’s value. No lender will be able to lend you more than the appraised value. For that reason, if the appraisal comes back below the agreed selling price, the deal is in jeopardy. Actions you could take include the buyer adding in the difference with an additional cash payment, the seller agreeing to lower the sale price to match the appraisal, or the parties requesting a different appraisal. This is an area that has come under increased scrutiny in recent times, so be cautious on the matter of appraisals.
9. Commitment
The lender completes a final review of the documents and authorizes your loan.
10. Final Walk Through
The final walk through takes place shortly before closing. During the inspection, make sure the home is in the condition in which you agreed to buy it — that all repairs that the seller has agreed to make have been completed to your satisfaction, and that the home has not sustained any damage since you agreed to buy it.
11. Closing
Closing is the transfer of title of the house to you, the buyer,. You will pay the agreed down payment and any closing costs. Before the day of the closing you will know exactly how much you will need to turn over.
Done! Once you’ve made it through those easy steps, you’ll have your dream home.

Lawns Like Water
It is a common misconception among homeowners that grass must be given water daily. The problem, of course, is that it is not only unnecessary but it also harms the roots. The ideal amount of watering is two or three days a week. For each irrigation cycle, you should let the water run for approximately a half hour to an hour so the roots can drink in all of the nutrients and go down deeper where they can do a better job sustaining the plant.
Your Grass Needs Nutrition
Grass gets hungry. Just like we need four square meals each day (OK, three then), lawn grass needs to be fed four times a year. A good fertilizer will do a huge amount of good for the growth of the lawn. Feed your lawn in June for the summer, September for the fall, in November before snow covers the ground and then around February or after the snow is gone. Even if you don’t get snow in your part of the country, but the four-a-year idea can be about the same. This will give your lawn a balanced diet that will have it bright with green once the weather warms up.
A Rule for How High It Should Be
There are different opinions on what length the lawn should be, whether it should be four inches, three, or maybe even two inches. If you want to be technical, it will actually vary based on the kind of grass and where you are located. Though it may vary, a good rule of thumb would tell you to keep it at roughly 3 inches (8 cm )long. This will let each individual blade harvest water more efficiently allowing it to be healthy with less water. If you prefer to have the grass longer or shorter, though, you can of course but be careful if you keep it short that it does not dry out too fast with each watering.
Be Sharp
You might take it for granted that your mower blades are sharp since you certainly know they can injure you, but they just might not be as sharp as you think, and dull mower blades can give you a dead-looking and unattractive lawn. It does this because your lawn isn’t being cut but rather it is being torn. That damages the grass plant and it is more difficult for it to stay healthy.
Honor the Fallen
Do you enjoy raking and gathering the trimmings from the lawn after you mow? Not many people enjoy that, and that’s for sure. why this is a simple solution to create less work. For most of us one of the most onerous parts of the job is raking and gathering the trimmings from the lawn after you mow. Not only is it better not to do that, but it might actually be a benefit for your lawn if you just don’t do it. The leftovers are a natural mulch for your lawn. So unless you’ve left clumps and piles of trimmings around your lawn, it’s usually best to leave the small trimmings where they fall. Some extra effort may be needed after a few years to get rid of thatch when it builds up and begins to impede water on its way to the roots. This is minimized if you cut the grass regularly enough so the trimmings are small enough to decay a little at a time, and not stick together forming a barrier.

On the other hand, if search terms are too specific you may miss an excellent property. Follow these guidelines to ensure a more efficient use of MLS:
For Sellers
- Create an accurate, comprehensive listing. Include a link to a virtual tour and a concise, well-written description.
- Don’t use all broken English, all capital letters or excessive and improper punctuation.
- Re-list your property if it stays on the market too long. Either remove your property from the market temporarily or alter your listing to get a new listing date.
For Buyers

Clear Capital, a real estate valuation firm touting its latest data as the “most timely and localized” report in the U.S., highlighted the performance of the rebounding Birmingham, Alabama real estate market in June. According to a press release from the company, Birmingham homes for sale saw an 8.9 percent increase in the last quarter. This gain was the most significant among the 15 highest performing metropolitan statistical areas highlighted in the index, beating out Cleveland, Ohio which experienced only a 6.7 percent gain.
These findings could be signaling the bottom of the Alabama real estate market, meaning that an uptick in the market for Alabama homes could be on the horizon. Birmingham real estate showed a 24.5 percent loss in the past year, and the latest relative upswing may be grounds for optimism. Kevin Marshall, president at Clear Capital, stated in the release, “It’s a relief to see some local stabilization this month in at least a few of the worst hit markets.”
These signs will hopefully bode well for consumer confidence, an integral factor in creating prudent investment opportunities in Alabama real estate. Coupled with the $8,000 tax credit for first-time home buyers and opportunely low mortgage rates, it’s highly likely that we’ll see home buyers being coaxed back into the market.
